The Project

Statum Arcis in four chapters.

Idea, architecture, self-sufficiency and access — the complete view of a private deep residence near Munich, close to the international airport.

Statum Arcis is a private luxury bunker and nuclear shelter near Munich — a deep residence for a select number of families, built thirty metres beneath the surface with certified NBC protection, military-grade security and full self-sufficiency. The facility combines the protection of a strategic bunker with the elegance of a private residence: individual floor plans of 500 to 1,000 m², its own power plant, redundant air and water supply, and discreet heliports to Munich International Airport.

IThe Idea

Precaution that never chases a crisis.

Statum Arcis is not a response to a single threat, but the answer to an era in which threats compound one another. This private deep residence is built for families who carry wealth across generations and are unwilling to delegate their security to the reaction speed of state structures.

The ambition was twofold from the outset: a shelter that meets military standards — and a home in which life continues in its most complete form. Not time forfeited, but time without compromise.

IIThe Architecture

Thirty metres of rock above every ceiling.

The structure grows into the rock rather than being set into the ground: double-shell cast reinforced concrete, a vibration-decoupled platform, multi-layer blast doors to banking standards. The nuclear shelter withstands a direct hit, yet nothing more than silence is felt within.

Above this shell lies an architecture of maritime elegance — teak, brass, navy blue, daylight carried through kilometres of light channels. Individual floor plans, libraries, wellness and work areas are designed for each residence.

IIISelf-Sufficiency

Its own power plant. A self-sufficient bunker, perfected.

Energy, water, air and food all follow closed loops. A dedicated power plant combines renewable generation, geothermal energy and fuel cells; diesel and reserves cover only peak and emergency load. Sustainability in the sense of ESG is not an embellishment here, but a design standard.

NBC filtration operates in multiple redundant stages, and water treatment draws from the facility's own deep boreholes. The complex remains independent of any external supply line for years.

IVAccess

A select number of families. No public market.

Statum Arcis is not advertised, brokered or publicly traded. The number of residences is deliberately small, and selection proceeds by invitation and vetting alone. Three concealed heliports in the surrounding area ensure discreet air links to the international airport.

The completion date depends on the flow of capital: the more decisively investors commit in advance, the sooner occupancy begins. The question is not whether it will be built — but when.

Frequently asked questions

Answers to the questions that matter most.

What does a nuclear shelter like Statum Arcis actually protect against?

Certified NBC protection covers nuclear, biological and chemical scenarios: multi-stage filtration of incoming air, overpressure ventilation, airlock zones and a double-shell reinforced-concrete envelope that withstands a direct hit. This is complemented by military-grade security and shielded communications.

How deep below ground is the deep residence?

The residences lie thirty metres beneath the surface, embedded in load-bearing rock. This depth shields against radiation, blast waves and thermal effects while allowing generous ceiling heights that match above-ground living standards.

How long can one live self-sufficiently in the private bunker?

The facility is designed for multi-year self-sufficiency: closed loops for water and air, provisions management, medical care and its own energy generation allow a permanent stay without any external supply line — not as an emergency shelter, but as a fully fledged home.

Where does the self-sufficient bunker get its energy?

A dedicated power plant combines renewable generation, geothermal energy and fuel cells; diesel and reserve units cover only peak and emergency load. Sustainability in the sense of ESG is a design standard here, not an embellishment.

How are water and air supplies secured?

Water is drawn from the facility's own deep boreholes with multi-stage treatment and redundant storage. Air passes through multiply redundant NBC filtration with an overpressure system, keeping the interior atmosphere independent of outside conditions.

Where is Statum Arcis located — and how does one reach it in an emergency?

The facility lies north of Munich, close to the international airport; its exact location remains strictly confidential. Three concealed heliports nearby ensure discreet air links, and Erding Air Base with its drone competence and counter-drone centre is less than thirty minutes away.
